New development within these areas are subject to Prince George's County Floodplain Management Ordinance. This ordinance requires new construction be at least 1 foot above the anticipated 100 year flood elevation.
Properties may have to be filled in order to meet the county's floodplain ordinance. This may be very cost prohibiting, because developers are required to mitigate and create a compensatory storage equivalent to the volume filled.
Parts of Marlboro Pike and the CSX railroad are more than 1 foot below the flood elevation. Hence, new development, even when raised, will potentially be isolated by flood water creating an unsafe situation.
